THE CHALLENGE

When you think of northern Michigan, you think of the great outdoors and life on the lake. It is truly a lifestyle, and that is the foundation the Bulmann’s built their business on.  

Bulmann Dock & Lift is a family owned and operated boat lift, dock, and lakefront accessories manufacturing company located in Boyne City, Michigan. Through a rapidly growing network of dealers and customer needs, Bulmann Dock and Lift is able to serve the greater Midwest Region. That being said, Bulmann needed to ensure their production facility continues to meet the standards of the products they manufacture.  

The Boyne City facility, a metal commercial building, was continuously causing headaches for team members. From watching inclement weather to heat loss and water management, it was time for the team to explore a solution that would minimize disruptions and future headaches and maximize efficiency and quality.  

SPRINGFIELD'S CUSTOM SOLUTION

Before starting the project, a comprehensive evaluation and inspection of the existing building structure was conducted to identify specific needs and challenges. Then a proposal was crafted and presented to the Bulmann team to ensure clarity and transparency of the project. Springfield focused on educating Bulmann about the retrofit’s benefits and process, maintaining open communication to facilitate informed decisions and a clear understanding of the project’s scope and expected outcomes.  

The Bulmann metal retrofit re-roof included the following:  

• Removing any debris and attaching any loose metal decking 
• Insulate between the metal decking’s ribs with new custom fit EPS styrene flute filler 
• Install one layer of 1.5” polyisocyanurate insulation board 
• Install 50 mil Duro-Last mechanically fastened and hot air welded membrane 
• Add new double coated fasteners, edge detail, and custom manufactured penetration flashings 
• Encapsulate the top of the parapet wall 
• Install 45 lineal feet of vinyl coated metal retainers to protect heat stacks that exit the wall and the HVAC units on the ground from sliding snow 
• Install a stainless-steel Springfield Ladder Rest™ 

the results

Following the completion of the Springfield metal retrofit, Bulmann Dock and Lift has experienced significant improvements and cost savings across various aspects of the business: 

• Energy Savings: The insulation added with this membrane system has improved the energy efficiency of the building. This enhancement has led to a substantial reduction in the need for space heaters in areas like their engineering department, thereby conserving energy and providing a more comfortable working environment.  
• Enhanced Protection: The retrofit has resolved previous issues where water infiltrated the building and accumulated. The new system effectively channels water away, preventing interior water damage and exterior pooling.  
• Risk Reduction: The retrofit has effectively eliminated the hazardous practice of employees having to manually remove ice from the metal roof, a task that previously posed significant safety risks.  
• Equipment Longevity: The addition of gutters has addressed the issue of ice runoff, which previously resulted in damage to ground-level HVAC units during Michigan’s harsh winters. This change has led to fewer repairs, contributing to overall cost savings.

THE CHALLENGE

In 1996, Spicer’s Boat City, Michigan’s best selection of boats and powersports, proudly installed a Duro-Last roof – a testament to their commitment to quality. Despite the years that have passed, this Duro-Last roof impressively outperformed its 15-year warranty, displaying its resilience. Yet, to uphold Spicer’s unwavering standards, it became evident that certain maintenance and improvements were essential, particularly addressing cracks and punctures in the membrane that had developed over time. This proactive approach ensured that Spicer’s continued to provide customers with lasting quality and reliability.

SPRINGFIELD'S CUSTOM SOLUTION

Since the previous Duro-Last roof had outlasted their warranty period and effectively kept the building protected, Spicer’s decided the most efficient way to address further issues was to re-roof their building and receive a new warranty – which they knew would far exceed the life expectancy if serviced and maintained appropriately. The re-roof would entail the following:

• Removal and disposal of the existing membrane.
• Installation of a layer of polyisocyanurate insulation.
• Application of a 50-mil Duro-Last mechanically fastened and hot-air welded membrane, known for its longevity and energy efficiency.
• Custom fit flashing for each penetration.
• Replacement of fasteners with new double-coated fasteners.
• Addition of edge detail, featuring 24-gauge vinyl-coated metal flashing matching Spicer’s existing color scheme.
• Installation of a Springfield Smart Ladder Rest to ensure safety for future rooftop needs.

When faced with the decision to repair or replace their current roof, Spicer’s knew they wanted to invest in a Duro-Last roof again. This solution has yielded exceptional results, including: Extended Lifespan: The previous Duro-Last roof is proof that, if properly maintained, a roof can extend far beyond its initial warranty, providing long-term protection and peace of mind. Energy Efficiency: The added insulation has led to reduced utility costs and a more comfortable indoor environment. Aesthetic Appeal: The addition of customized edge details and matching flashing has improved functionality and enhanced the overall aesthetics. Safety Assurance: The installation of a Smart Ladder Rest ensures safe access for future maintenance and inspections, promoting a secure working environment. THE CHALLENGE

The Stanwood Eagles, a prominent community organization in Stanwood, MI, faced a common issue with their building’s exposed fastener metal roof. Over time, the roof had developed problems such as deteriorating fasteners, fasteners backing out, and the presence of rust holes. This deterioration was allowing water to enter the building, posing a significant threat to the structural integrity and contents within the facility.

SPRINGFIELD'S CUSTOM SOLUTION

To address the critical roofing issues, Springfield’s roofing experts developed a comprehensive solution that not only tackled the existing problems but also provided long-term protection against similar challenges. Understanding the urgency of the situation, temporary repairs were executed to mitigate the immediate risk. The interim measures helped prevent further water intrusion, and damage while the comprehensive re-roofing project was being scheduled. 

Once the project began, Springfield’s team installed a specialized metal building retrofit system. An essential component of the solution involved the installation of a custom Expanded Polystyrene (EPS) flute filler. This filler was strategically placed to fill the space between the ribs of the metal roof panels and to provide additional insulation benefits. A layer of 1 ½” polyisocyanurate insulation board was laid, and a robust 50 mil dark gray Duro-Last membrane was installed over the insulated roofing structure. To complete the system, a new vinyl-coated drip edge was added to create a water-tight seal from edge to edge. 

the results

With the combination of the metal building retrofit system, EPS flute filler, insulation board, and Duro-Last membrane, the Stanwood Eagles building is now protected from any further water intrusion, safeguarding it against any damage caused by leaks. 

The addition of the insulation improved the building’s energy efficiency by minimizing heat transfer, resulting in a more comfortable interior for occupants, and reducing the need for excessive heating or cooling. 

The new roofing system not only resolved functional issues but also provided an aesthetically pleasing appearance with the addition of the vinyl-coated drip edge. With the chosen materials, Stanwood is offered exceptional durability and resilience against the various Michigan weather conditions for years to come.

THE CHALLENGE

THE SHORT'S BREWING COMPANY Bellaire production facility had an exposed fastener metal roof that had little insulation and experienced lots of ice buildup. The way the building was designed, there was no way to get large production equipment in or out without tearing apart one end of the building. Inside the facility, workers struggled with dim lighting and a dripping ceiling from condensation.

 

SPRINGFIELD'S CUSTOM SOLUTION

We started with a complete evaluation of the facility and their specific needs. From there, we designed a solution that required us to build an 18′ x 18′ hatch on the roof to allow large equipment to be easily moved in and out of the production facility. This hatch was incorporated into our Springfield Retrofit System.

To help with the lighting issues, we laid out and installed 27 Apollo® Solar Light Pipes in the roof for daylighting, which made for a much happier and healthier brew staff. Next, we designed a system to cover the roof with insulation that was made to fit the profile of the metal roof. Additional insulation board was added to eliminate condensation inside. We covered the metal roof with a custom-fit PVC membrane (Duro-Last) and installed a lifeline fall-prevention system to allow workers to safely access and perform work on the roof.

the results

The hatch was successful in the renovation of their brewery; in which they needed a way to easily replace tanks and other large equipment. The fall-protection system allows brew staff an easy and safe way to access the hatch in all weather conditions. The Light Pipes were a big hit throughout the entire processing area and their condensation issues are completely gone.

Throughout our relationship with Short’s, we have helped them with solar installation at their brewery, additional daylighting at the brewpub, and numerous renovation projects.
